TERMS & CONDITIONS

By making a booking and staying at the property, you agree to the following terms and conditions:

1. Booking & Occupancy The property may only be occupied by the number of guests stated on the booking. No unregistered guests, parties, or events are permitted at any time. Children and infants must be included in the total guest count.

2. Check-In & Check-Out Check-in: From 3:00 PM Check-out: By 11:00 AM Early check-in or late check-out is subject to availability and may incur an additional charge. Requests must be approved in advance.

3. House Rules This is a strictly non-smoking property. Smoking is not permitted. No illegal substances or unlawful activity. Please respect neighbours at all times. Any breach of house rules may result in immediate termination of the stay without refund.

4. Damage & Security Guests are responsible for the property and its contents during their stay. Any damage, missing items, or excessive cleaning required will be charged to the guest. CCTV is installed externally only for security purposes and complies with privacy regulations.

5. Cleanliness The property is professionally cleaned before arrival. Guests are expected to leave the property in a reasonable condition. Excessive mess or misuse may result in additional cleaning charges.

6. Heating, Utilities & Appliances Instructions for appliances and heating are provided in the house manual. Guests are responsible for using all appliances safely and as instructed. Please contact us immediately if you experience any issues — do not attempt repairs yourself.

7. Cancellations & Refunds Cancellation terms are as per the policy agreed at the time of booking. Refunds will not be issued for issues not reported during the stay or for breaches of house rules.

8. Liability The host is not responsible for loss, damage, or injury to guests or their belongings during the stay, except where required by law. Guests stay at the property at their own risk.

9. Right to Refuse or End Stay We reserve the right to refuse entry or end a stay without refund if these terms are breached or if false information was provided at booking.
